PROJECT DEVELOPMENT ASSISTANT

JOB SUMMARY:

The Project/Business Development Associate is mainly responsible for preparing, coordinating, and managing all pertinent documents, requests, and vital studies and analyses needed from inception to completion of the project, as well as during and after the turnover of the property.

KEY FUNCTIONS/DUTIES AND RESPONSIBILITIES:

1. Project Inception

  • Conducts market and competitor scans through first or secondary sources (i.e., direct or on-the-ground surveys, and online data).
  • Assists in preparing for site analysis report by providing information about sites' characteristics, which includes but not limited to location, accessibility, general topography, etc.


2. Project Planning

  • Prepares Job Orders for required consultant studies, legal permits, due diligence, verification, etc.
  • Monitoring and coordination with technical support groups (survey, planning, and permits) to ensure delivery of the project within the schedule or deadline


3. Project Implementation

Sales and Marketing

  • Learn standard sales computation and those with special financing schemes.
  • Monitors sales forecasts for the assigned project.
  • Sales computations issued to sellers and buyers should be precise and with minimal or no errors.
  • Conceptualize and implement strategies that would best market and sell the assigned projects. Marketing should effectively communicate to the desired target market for the project assigned. Establish and maintain the project brand while keeping in line with the township brand.
  • Conduct training and orientation about the project assigned to the sales force.
  • Prepares job orders for marketing Creatives in the creation and production of marketing collaterals.
  • Conducts meetings, Interviews, and trainings with sellers as needed


Project Development

  • Generally responsible for the entire project development of the project assigned. This would be in terms of documentation, permits, site development, pricing development, and other concerns.
  • Computes prices based on the existing pricelist and approved policy.
  • Understands the inventory management system from project uploading to inventory maintenance.
  • Monitors the implementation of existing promos for sellers and buyers
  • Compute for NPV variances and recommend to management acceptable options to facilitate sales.
  • Prepares Order to Construct (OTC) with accurate details of the mandated Instructions.
  • Regularly conduct competitor research/ market scans to keep up to date with products, pricing, payment terms, and market trends.
  • Attend to all concerns of the JV. Prepare regular reports to the JV partner when applicable
  • Conduct site inspections to keep up to date with the progress of works on site and give specific directions on how to Implement developments on-site taking into consideration permits, and finance.


4. Project Turnover

  • Assists in coordinating with different departments involved to establish turnover schedule and turnover kits.
  • Assists in completing the punch list and acceptance of units.


5. Property Management

  • Assists in coordinating with other departments in the maintenance of the project.
  • Prepares documents in preparation for the formation of the Home Owners Association, or Condo Corp.
  • Coordinates and attends to the needs/requests of HOA/third-party Property Management concerning the developer


QUALIFICATIONS:

  • College graduate with a degree in Business, Marketing, Economics, and other related courses
  • MS Office Proficient
  • 13 years of experience in related tracks is an advantage.
  • Willing to work in Filinvest Land Inc. Davao City
  • Must be inclined in a Finance/Financial Knowledge/Experience that will help the project development.
